In a mobilehome park, a resident’s tenancy can only be terminated for just cause, meaning they can only be evicted for the seven reasons specified in state code, including violation of a park rule or regulation. A trio of newly enacted statutes is reshaping the regulatory landscape for mobilehome parks across California, expanding tenant protections, modernizing notice requirements and imposing new disaster-response obligations that directly affect local governments and public agencies. To help resolve some of these disputes, California created the Mobilehome Residency Law Protection Program (MRLPP) through the Mobilehome Residency Law Protection Act of 2018, Assembly Bill 3066 (Chapter 774, Statutes of 2018).
